What it does

Six jobs AI voice does in real estate.

Vendor-agnostic. The technology is broadly the same across providers; the difference is how each vendor handles edge cases like co-broker calls, off-MLS inquiries, and consent capture.

After-hours listing inquiries

Inbound calls outside office hours that historically rolled to voicemail. AI voice agents answer in one ring, capture buyer info, and either book a showing or escalate live if the caller is hot.

Buyer pre-qualification

Budget range, timeline, financing pre-approval status, agency-representation disclosure. Captured the same way every time, before an agent commits a Saturday to driving the prospect around.

Showing-request booking

Reads your calendar (Google, Outlook, brokerage system) plus listing-status feeds where available, then books showings only when the listing is active and the agent is free. Cuts double-bookings and dead drives.

Co-broker and offer routing

Cooperating-broker calls about an active listing, offer-submission inquiries, agency-disclosure compliance. Reasoning-model agents recognize these from openers and route correctly instead of capturing them as buyer leads.

Lead handoff with full context

Every call ends with a structured outcome (qualified buyer, listing inquiry, offer received, conflict noted) written to your CRM with the transcript, recording, and recommended next action.

Stale-lead reactivation

Outbound calls to aged buyers and seller leads sitting in your CRM. The agent re-engages, asks what changed, and either surfaces still-interested leads to your team or marks them dead with a clean reason. Subject to TCPA consent on file.

Buyer's guide

What to look for in an AI voice agent.

Useful framing whether you're evaluating us, Smith.ai, Ruby, Vapi, Bland, or building your own. The questions buyers underweight cost more in production than the ones they obsess over.

Criterion 01 / 07

Latency is the wrong primary metric.

Sub-300ms response time is overrated for real-estate lead handling. Callers expect a phone call to feel like a phone call. Reasoning quality matters more: whether the agent asks 'are you working with another agent' before scheduling matters more than whether it answers in 250ms or 900ms.

Criterion 02 / 07

Integration model: webhook vs. native.

Webhook-out to any system today is faster to deploy and works with every CRM, MLS, and brokerage platform. Native integration (deep read/write into Follow Up Boss, kvCORE, Sierra) is more polished but takes weeks to build per-platform. Verify which you're getting and the build timeline.

Criterion 03 / 07

Compliance posture for solicitation.

Real estate has TCPA exposure on outbound calls and Fair Housing exposure on inbound (steering disclosure, anti-discrimination handling under FHA). Ask the vendor to show you their script handling for these scenarios, in writing.

Criterion 04 / 07

Pricing structure: per-minute vs. per-outcome vs. flat.

Per-minute pricing aligns the vendor's incentive with longer calls. Per-outcome (per booked showing, per qualified buyer) aligns with your incentive but is rare. Flat-rate per-month is simplest and what most receptionist services use. Pick the structure that aligns with how you measure lead conversion.

Criterion 05 / 07

What happens when the agent doesn't know the answer.

Edge cases are common in real estate: unusual property types, FSBO inquiries, agent-poaching attempts. Ask for a recording of the vendor's agent handling an off-script question. If they can't share one, that's a signal.

Criterion 06 / 07

Vertical specificity vs. generic voice.

Generic AI voice platforms (Vapi, Bland, Retell) require you to bring your own real-estate prompt, integrations, and edge-case handling. Vertical-specialized vendors include those by default. Both can work; the build cost differs by two to three weeks.

Criterion 07 / 07

The data exit story.

If you decide to switch vendors, can you export your call audio, transcripts, and structured outcome data in a portable format? Ask before you sign, not after. The lock-in cost of opaque vendor data is the biggest hidden switching cost in voice AI.

FAQ

Questions agents ask about AI voice.

Still have something we didn't cover? Book 30 minutes with our team.

By asking the same questions a senior buyer's agent or listing coordinator would. Budget range, agency-representation status, financing pre-approval, listing-of-interest, timeline. The agent uses a reasoning model to ask follow-ups based on what the caller says, not a fixed script. The full transcript and structured outcome (qualified buyer, conflict, off-market, etc.) writes to your CRM.
